Dziadul and Jennifer A. Dziadul to Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC dated October 23, 2006 and recorded in Volume 437, Page 138, which mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC to Wells Fargo Bank, N.A. by an instrument dated March 11, 2010 and recorded on March 22, 2010 in Volume 470, Page 108 of the Land Records of the Town of Bennington, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purposes of foreclosing the same will be sold at Public Auction at 10:45 A.M. on July 31, 2013, at 343 Safford Street, Bennington, Vermont all and singular the premises described in said mortgage: To Wit: Being all and the same lands and premises conveyed to Scott A. Dziadul and Jennifer A. Dziadul by virtue of a Warranty Deed from John P. Hogan, Jr. and Susan S. Hogan dated October 22, 2006 and recorded October 23, 2006 in Volume 437, Page 137 of the Land Records of the Town of Bennington. Terms of Sale: $10,000.00 to be paid in cash or cashier’s check by purchaser at the time of sale, with the balance due at closing. The sale is subject to taxes due and owing to the Town of Bennington. The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
