By virtue and in execution of the Power of Sale contained in a certain mortgage given by Bruce M. LaBonte and Lynn M. Bushee to Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC dated August 31, 2005 and recorded in Volume 140, Page 449, which mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Corporation to Wells Fargo Bank, N.A. by an instrument dated September 23, 2008 and recorded on September 26, 2008 in Volume 150, Page 286 of the Land Records of the Town of Pownal, which mortgage was correctly assigned from Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC to Wells Fargo Bank, N.A. by an instrument dated June 9, 2010 and recorded on June 23, 2010 in Volume 154, Page 247 of the Land Records of the Town of Pownal, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purposes of foreclosing the same will be sold at Public Auction at 9:45 A.M. on June 26, 2013, at 54 Northview Drive, Pownal, Vermont all and singular the premises described in said mortgage:
Being all and the same lands and premises conveyed to Bruce M. LaBonte and Lynn M. Bushee by virtue of a Warranty Deed from Jesse M. Carpenter dated August 31, 2005 and recorded September 1, 2005 in Volume 140, Page 441of the Land Records of the Town of Pownal.
Terms of Sale: $10,000.00 to be paid in cash or cashier’s check by purchaser at the time of sale, with the balance due at closing. The sale is subject to taxes due and owing to the Town of Pownal.
The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
