By virtue and in execution of the Power of Sale contained in a certain mortgage given by Lillian Wilson to Wells Fargo Bank, N.A. dated October 16, 2006 and recorded in Volume 145, Page 259 of the Land Records of the Town of Pownal, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purposes of foreclosing the same will be sold at Public Auction at 10:30 A.M. on June 26, 2013, at 218 Oak Hill School Road, Pownal, Vermont all and singular the premises described in said mortgage:
Being all and the same lands and premises conveyed to John Wilson (now deceased) and Lillian Wilson, husband and wife, by virtue of a Warranty Deed from James V. Sinclitico and Marion E. Sinclitico, husband and wife, dated March 22, 1955 and recorded April 25, 1955 in Volume 59, Page 547 of the Town of Pownal Land Records.
Terms of Sale: $10,000.00 to be paid in cash or cashier’s check by purchaser at the time of sale, with the balance due at closing. The sale is subject to taxes due and owing to the Town of Pownal.
The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
