By virtue and in execution of the Power of Sale contained in a certain mortgage given by Judy A. Devlin-Kennaley to Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC dated November 13, 2006 and recorded in Volume 438, Page 89, which mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as nominee for CTX Mortgage Company, LLC to Wells Fargo Bank, N.A. by an instrument dated October 20, 2011 and recorded on November 30, 2011 in Volume 482, Page 148 of the Land Records of the Town of Bennington, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purposes of foreclosing the same will be sold at Public Auction at 8:30 A.M. on June 26, 2013, at 102 Short Street, Bennington, Vermont all and singular the premises described in said mortgage:
Being all and the same lands and premises conveyed to Judy A. Devlin-Kennaley by virtue of a Warranty Deed from Ann M. Wade, John H. Adams-Wade and Jennifer E. Wade dated November 17, 2006 and recorded November 17, 2006 in Volume 438, Page 88 of the Land Records of the Town of Bennington.
Terms of Sale: $10,000.00 to be paid in cash or cashier’s check by purchaser at the time of sale, with the balance due at closing. The sale is subject to taxes due and owing to the Town of Bennington.
The mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
